Duplex Review
A strategic design review for a new-build duplex, identifying the likely buyer profile and aligning design decisions with buyer expectations, market positioning and perceived value.
Designed for the purchaser most likely to recognise the value.
The developer wanted the duplexes to appeal to a premium local buyer without feeling like a standard development or quick resale project.
As part of the broader Full Service Design process, Patina Design Studio worked with the developer, with input from the real estate agent, to identify the buyer profile most likely to respond to this type of property. The review then considered how the layout, finishes, joinery, detailing and buyer presentation could support that purchaser.
This allowed the design decisions to be assessed through the lens of the intended purchaser, rather than broad assumptions about the market.
A completed duplex, designed to feel more like a tailored home than a developer driven project.
What the Review Considered
Buyer Profile
Who was most likely to purchase the homes, what would they value, and what would make the property feel more compelling than other options on the market.
Lifestyle Requirements
How the homes could support young families, downsizers, visiting grandchildren, entertaining and everyday family routines.
Family Functionality
Where specific inclusions, such as a bath in the shared bathroom, could better support buyers with young children or visiting grandchildren.
Kitchen & Entertaining
How the kitchen could support daily family use while also including a bar area that felt adult, considered and suitable for entertaining.
Entry & Storage
How the entry could feel more welcoming, with concealed storage for shoes, bags and coats to reduce visible clutter.
Ceiling & Spatial Definition
How a coffered ceiling and linear insert could define the living, dining and kitchen zones without physically separating them.
Light & Proportion
How ceiling and lighting decisions could make the narrow internal width feel taller, wider and less visually cluttered.
Finishes & Material Depth
How neutral, highly textured finishes, including custom plaster and liquid metal details, could create warmth, contrast and depth.
Buyer Presentation
How interested buyers could be guided through the design intent, finishes, joinery and expected completed outcome during the sales process.
What We Reviewed
The Likely Purchaser
Who was most likely to buy the homes, and what would make this property feel more aligned with their lifestyle than other options on the market?
The Design Opportunities
Which layout, storage, ceiling, lighting, joinery and finish decisions could make the homes feel more tailored and less developer-led?
The Sales Experience
What would prospective buyers need to understand during inspections to appreciate the design decisions before the homes were complete?
What The Strategy Clarified
Buyer Profile
The likely buyers were identified as young families or downsizers with young grandchildren.
Design Priorities
The strategy clarified where family functionality, entertaining, concealed storage, material depth and spatial definition would have the greatest impact.
Buyer Presentation
Patina Design Studio assisted during the sales process by meeting interested parties and explaining the finishes, joinery and design intent.
Both residences were purchased prior to completion.
The final purchasers aligned closely with the buyer profiles identified during the strategy process: young families and downsizers with young grandchildren.
The properties sold above the original sales expectations, reinforcing the value of aligning design decisions with buyer expectations, market positioning and perceived value.
The Purpose Of The Review
A strategy for aligning design decisions with buyer expectations.
The review was designed to help the developer understand who the homes were for, what those buyers would value, and how the design could support stronger market appeal.
The value was in making design decisions through the lens of the intended purchaser, rather than relying on broad market assumptions or generic luxury finishes.
