Dover Heights Duplex

A new-build residential duplex designed around spatial efficiency, functionality and long-term value on a narrow Sydney site.

The Design Story

Patina Design Studio was engaged to help shape the direction of this new-build residential duplex project through a combination of Full Service Design and Design Positioning Strategy, with a focus on creating homes that felt distinctive within the local market while strengthening the overall buyer appeal of the development.

Working within the constraints of a narrow site, the design focused heavily on spatial planning, circulation and the refinement of ceilings, walls and joinery to create a greater sense of openness, flexibility and functionality throughout the interiors.

Rather than relying on excessive visual statements, the project centred on proportion, materiality and highly integrated detailing. Bespoke joinery, layered finishes and carefully resolved spatial planning allowed the residences to feel calm and expansive while supporting the practical realities of everyday living.

Patina Design Studio remained closely involved throughout construction to protect the integrity of the design and ensure the level of execution aligned with the original design intent. The studio also worked alongside the sales agents during the sales process, helping prospective buyers understand the spatial direction, materiality and long-term potential of the homes prior to construction completion.

Both residences sold prior to construction completion, surpassing the project’s original sales expectations.
