Our Approach
Many floor plans are developed to satisfy planning requirements, construction constraints, budgets and timelines. While a layout may technically work, that does not always mean it will function in the most intuitive or enjoyable way for the people using it.
Patina Design Studio reviews floor plans through the lens of how a home will be experienced day to day. We assess how spaces connect, how rooms are likely to be used, where furniture will sit, how storage has been considered, the sequence of movement through the home and the experience from key viewpoints.
We also consider the character of each space, assessing proportion, natural light and room relationships to understand how the environment is likely to feel when occupied.
This often includes assessing privacy, joinery opportunities, furniture planning and the ergonomics of kitchens, bathrooms, laundries and wardrobes to identify areas that may benefit from refinement before a project progresses to the design development stage.
